What is a measurement or floorplan service?

Floorplan services are just what they sound like: Based on your requirements, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How does a home measurement service work?

During a measurement or floorplan service, an appraiser takes measurements of your home or property with a measuring tool — either a tape measure or laser measuring device. As they tour the home, they mark the layout of the rooms and other features, like closets, hallways, and fireplaces. They may make a rough sketch of the property. Then, the appraiser develops a report and a more detailed floorplan showing the total area and the general layout of the house. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When do I need a floorplan service?

Property tax records often reflect incorrect area of a property because the values can come from several sources, and sometimes go unproven — which means you may be paying for more square footage than you actually have! Unless a certified appraiser has recently executed a valuation on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a listing

A floorplan service can ensure that you're paid fair market value for your property. Square footage is one of the most important elements potential buyers examine when purchasing a home — but since these values are frequently estimated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your home, but possibly even the amount of interested buyers. The only sure method of using a precise GLA when listing your home is to refer to a recent appraisal or home measurement service carried out by an appraiser (after any renovation that may have affected square footage).
